X Development wants to add a new use to the Nonresidential Table of Uses and Chapter 39 Definitions. Their proposed new use is a "Flex Commercial Building". This use will be similar to an office warehouse with a store front in the front and a warehouse in the back. The retail, office, or service portion is proposed to include a minimum of 15% of the building. The applicant proposes it in the Commercial, Heavy Commercial, Regional Commercial, Light Industrial, Mixed Use, and Technical Manufacturing zones. Staff recommends removing it from the Mixed-Use zone.
