Walker Zone Change

Deborah Walker wants to change zoning from R-1-8 (8,000 square foot residential) to C-H (Heavy Commercial) on 2.58 acres located at 915 West State Street. The General Plan also designates this area as Heavy Commercial.
This area of State Street already has a lot of car dealerships, and other heavy commercial type uses. The General Plan envisions this area continuing to develop in a similar way. The location with quick access to State Street and I-15, makes it a good location for these type of uses.
This lot is next to an existing residential neighborhood. We do have buffering and fencing requirements to provide a buffer between commercial land uses and residential homes. Any future development would need to meet those standards as well as lighting. These requirements exist to lower the impact on surrounding residential properties.
