Deborah Walker wants to change zoning from R-1-8 (8,000 square foot residential) to C-H (Heavy Commercial) on 2.58 acres located at 915 West State Street. The General Plan also designates this area as Heavy Commercial.
This area of State Street already has a lot of car dealerships, and other heavy commercial type uses. The General Plan envisions this area continuing to develop in a similar way. The location with quick access to State Street and I-15, makes it a good location for these type of uses.
This lot is next to an existing residential neighborhood. We do have buffering and fencing requirements to provide a buffer between commercial land uses and residential homes. Any future development would need to meet those standards as well as lighting. These requirements exist to lower the impact on surrounding residential properties.

RE: Opposition to the Walker Zone Change (Application for 915 W. State Street from R-1-8 to C-H)
To the Lehi City Planning Commission, City Council, and planning staff,
As a property owner directly adjacent to the subject property, residing at 1708 Trinnaman lane, I am writing to express my strong opposition to the requested zoning map amendment for 915 W. State Street (2.58 acres) from R-1-8 (SINGLE FAMILY RESIDENTIAL) to C-H (HEAVY COMMERCIAL).
While the applicant's narrative notes an intention to align with commercial growth along the State Street corridor, the reality is that this specific 2.58 acre parcel directly borders an established, quiet single family residential neighborhood. Re-zoning this property to Heavy Commercial introduces severe incompatibility issues that cannot be easily mitigated by simple buffering or fencing. I urge the city to deny this request based on the following critical points:
Incompatible transitions: C-H zoning permits some of the highest impact commercial uses in the city. Placing heavy commercial operations immediately adjacent to single-family backyard on Trinnaman Lane introduces severe noise, intense lighting, privacy disruptions, and heavy vehicle traffic into a family-oriented space.
Speculative Rezoning Over Community Need: The applicant explicitly states the purpose of this rezoning is to market and sell the land at a higher commercial value. The city should not grant speculative zoning changes that maximize a property seller's profit at the direct expense of the safety, well-being, and property values of long-standing residential neighbors.
Safety Risks on Trinnaman Lane:An influx of commercial activity so close to our neighborhood risks spilling traffic, delivery vehicles, and noise pollution directly into our local streets, compromising the safety of neighborhood children.
The Lehi City General plan emphasizes preserving the integrity of established residential neighborhoods. Changing this land to heavy commercial directly contradicts that goal for the families living on Trinnaman Lane and in the surrounding neighborhood and community.
