The proposed Spring Meadow Villas Subdivision located at approximately 610 E 1630 S includes seventy-one lots that range in size from 9,036 to 22,181 square feet. The larger lots are mostly located on the south end of the development while smaller lots are located towards the north.

The City Council previously approved a 9-lot density bonus in exchange for right of way dedication, additional open space, and construction of a shared-use path within the Powerline corridor.
