DR Horton wants to amend the Mixed Use 1 area part of the Area Plan. They propose changing the allowed number of equivalent residential units (ERUs) to a range. 1 residential unit = 1 ERU. Commercial has a different number of ERUs based on their utility use. The Mixed Use 1 area currently allows for 517 ERUs. That may be enough for the proposed townhomes with Preliminary Plat E, the approved commercial along Timpanogos Highway and the future commercial. To ensure that it will work, Staff recommended that they amend the Area Plan. This proposal will not increase the total allowed ERUs or units in the Skye/Inverness area.

DR Horton is also wanting to change 4 ERUs from Nonresidential to Residential. Again this will not increase the overall ERUs or utility impact it will just change the type.
