This was the continuation of a comprehensive effort from City Departments to change all publicly owned property in the City to the Public Facility zone. A proposed zone change to R-1-22 was submitted concurrently with the concept plan.
The concept plan will consist of 20 single family lots on a total of approximately 13.05 acres. The lots range in size from 19,727 to 30,741 square feet. There is an overall density of 1.53 units per acre for this subdivision which is consistent with the goals of the General Plan designation and proposed zoning. Ten of the lots are slightly less than 22,000 square feet and a few others have frontages slightly under 100 feet as required by the R-1-22 zone. However, these lots reflect the decision to allow additional density or modified lots in lieu of right-of-way and asphalt for master planned road widening on 1700 W and 1500 N.
