This item received a positive recommendation by the Planning Commission and will go to City Council on July 14th

TN Contracting LLC wants to change the zoning on 1.09 acres at 2004 North 900 West. The zoning is currently RA-1 (third acre, 15,000 square foot lots) and they want to change to R-2. R-2 is a medium density zone which matches the General Plan Designation for this area which is Medium Density Residential. It allows for 8,000 square foot single family lots as well as twin homes, townhomes, and other attached housing. The maximum density is 6 units per acre, so they could only have 6 units on this parcel.

Though not the exact same as the surrounding single-family homes, adding some attached single-family housing in this area meets the General Plan Land Use Element goals of life cycle housing and a range of housing and neighborhood types. This idea includes having housing in the same neighborhood to upsize or downsize based on the time of life and needs.
