Dan Beavers is building a new Life Time building at 240 East Traverse Terrace Drive and wants approval for an exception to the EIFS requirement. In the General Nonresidential areas, there is a maximum 40% EIFS that can be used on each building elevation. The applicant exceeds this.

EIFS can be a cheaper material that does not hold up well over time. It also can contribute to a large monolithic wall with little visual interest. These are the main reasons for limiting the amount of EIFs on a wall elevation.
