The applicant is requesting approval of the Heritage Meadows preliminary subdivision, a 13-lot single family residential subdivision located at 1250 West 800 North.

The proposed subdivision is on 8.62 acres of property. All of the lots meet the requirements of the R-1-22 zone. The R-1-22 zone has a minimum lot size requirement of 22,000 square feet, which each of the lots exceed, ranging in size from 22,000 to 26,467 square feet. Each lot has 100 feet of frontage as well. The proposed subdivision connects into adjacent stub roads as required by the connectivity standards.

The applicant requested that this version of the plans proceed to receive approval from the Planning Commission. They are also going to consider the feasibility of the DRC comments regarding the trail connection and bridge. Those improvements would result in a density bonus which would also require updated plans.
