Symphony Homes wants to do an 8-lot single-family residential subdivision at 1500 North 2850 West. The development meets the requirements of the Development Code with some flexibility because of widening 1500 North. This is called density in lieu of reimbursement. It means that the City would use tax dollars to pay for the construction of 1500 North or the City can compensate the Developer by allowing them flexibility in their lots sizes so they get the full density from zoning which provides economic benefit to the developer. Density in lieu is often provided for larger roadways, park space, trails, etc.
