The Fabian House has proposed a new concept plan at 585 East 200 South. The Fabian House is a preschool and ABA therapy. They propose to remodel the existing home for the school. The parcel is 0.85 acres in size which would include the school, parking, and outdoor space for the children to play.

Preschools are a permitted use in the mixed-use zone. Meaning the use cannot be stopped by public concern. They will need to provide final elevations for review with the site plan submittal to verify they meet the requirements of the Roller Mills Design District.

They are only at this Planning Commission meeting to review the proposed parking lot on the south side of the existing home. They show 29 total parking spaces with seven of those coming from this portion of the property. The Code would require that the parking lot be setback 20 feet from the road right-of-way. The concept plan does not include dimensions for the current setback, but it does not meet the 20-foot requirement. This exception has been given on several properties throughout the City.
