The City Council directed staff to change the buffering requirements. Right now a minimum 12 foot buffer is required between commercial and residential zones. The proposed amendment will require the buffer based on use rather than zones. This may have a negative impact in Mixed-Use or Transit Oriented Development areas where commercial and residential are encouraged in closer proximity.
