Trademark Visual wants approval for two pylon signs located at approximately Timpanogos Highway and Morning Vista Road. These signs will serve The Collective shopping center.

Both of the requested pylon signs are located near Timpanogos Highway and are oriented to be viewed from the highway.

Pylon signs are always a conditional use. This means the Planning Commission can put reasonable conditions on their approval.

Trademark visual is also requesting additional height and sign size as an exception. The Planning Commission can approve the exception or not. Pylon signs can be 25 feet in height with the ability to ask for up to 70 feet. They are asking for 60 feet for both signs. The sign size is allowed to be 200 square feet with an exception up to 600 square feet. They are asking for 595.88 square feet for both signs. The justification they provided is high travel speeds, early visibility for wayfinding, and some obstructions to viewing the signs by the VUE apartments and the Traverse Mountain placemaking sign.

Please keep signage boards for the new development on the timp highway and not in the residential area , ie not on Sunrise Way.

Placing a 60' sign in our neighborhood on Sunrise Way makes no sense. Why wouldn't it be placed on the Timp Highway side where it can be seen clearly for most traffic. This will not only be an eyesore for the homeowners in our neighborhood, but bring even more traffic as it will appear like it is a main entrance. Plus, what kind of bright lights will this bring to our homeowners? Signs are on all night so I imagine that will be a problem as well. I am not opposed to these shops & development, but this developer and the city are not even considering the voices of the neighborhood they are significantly impacting. Please don't let this get approved. Move all signage to the highway and the other entrance on Morning Vista where it belongs. Please listen to what citizens have to say and encourage the developer to be a better more thoughtful neighbor.

Isn't this right in the middle of the neighborhood, behind the apartments? who's going to even be able to see this? shouldn't the sign be along timp highway? not placed behind large apartment buildings and in front of residential houses? 1050 West Sunrise Way is right between homes. This seems like rather bad placement and like a rather large signage for the area. Please reconsider pushing for it to be moved nearer the highway and nearer the actual shopping center. Don't encourage visitors to use neighborhood roads to get to a large shopping center.
