The Planning Commission approved this item. 

Steve Atkinson would like to subdivide his property at 498 North 900 East into three lots. The existing home does not meet the front yard setback requirement, but it is an existing home so it is granted legal nonconforming status. If they rebuild the home it will have to meet the setbacks.

In every other aspect the subdivision meets the R-1-Flex requirements.

Subdivisions are administrative which means that they have to be approved if they meet the Code requirements. This one does. Still the public can share any concerns they have, there just might not be any way for the City to require anything from the Atkinson's. The city cannot require anything that is not in the Code right now.
