As a resident and homeowner on W 125 S, I support the proposed zoning change and the thoughtful addition of new housing in our area.

However, I have serious concerns about the current condition and capacity of W 125 S to safely support additional development. The street is already too narrow to accommodate ongoing construction traffic, let alone a long-term increase in residential vehicles. The narrow road has already created safety issues, especially for children playing outside.

To protect public safety and ensure compliance with Lehi City standards, I respectfully request that the City require infrastructure improvements to W 125 S as a condition of this zoning change:

• Street Width: Per Lehi City Development Code Chapter 2, Section 2.02.D, local streets must have a minimum right-of-way (ROW) of 56 feet, with a minimum asphalt width of 34 feet, including curb, gutter, and a 5-foot sidewalk on each side. W 125 S does not currently meet these requirements.

• Cul-de-sac Width: As W 125 S terminates in a cul-de-sac, it must meet the requirements of Section 2.02.E, which mandates that the cul-de-sac diameter be at least 100 feet, measured from lip-of-curb to lip-of-curb. This standard ensures safe and functional turnaround space for residents, emergency vehicles, and service access.

• Transportation Planning Compliance: The City’s Master Transportation Plan, adopted under Development Code Section 11-2-2, establishes policy for infrastructure that promotes safety, accessibility, and walkability throughout Lehi. W 125 S should be brought into alignment with these priorities before additional homes are added.
Approving this zoning change without first addressing these infrastructure deficiencies would expose the neighborhood to long-term safety and accessibility issues. I urge the Planning Commission and City Council to require these code-compliant upgrades—widening the street to 34 feet of asphalt within a 56-foot ROW, adding a sidewalk on the north side, and constructing a 100-foot cul-de-sac—as conditions of approval.
