The proposed flag lot meets the requirements of the RA-1 zone. The front lot with the existing home meets the 15,000 square foot minimum and exceeds the 128-foot frontage. The proposed flag lot exceeds the 20-foot flag stem and the lot is half an acre in size. The utilities, including a fire hydrant within 250 feet, will be reviewed with the two-lot subdivision.
