Daryl Hodgson wants to subdivide into a flag lot located at 645 West 2100 North in the RA-1 zone. A flag lot was previously approved for this lot on February 28, 2019. Land use approvals are valid for two years, because they did not subdivide the property into the flag lot, the approval expired.

The proposed flag lot meets the requirements of the RA-1 zone. The front lot with the existing home meets the 15,000 square foot minimum and exceeds the 128-foot frontage. The proposed flag lot exceeds the 20-foot flag stem and the lot is half an acre in size. The utilities, including a fire hydrant within 250 feet, will be reviewed with the two-lot subdivision.
