AWA Engineering is requesting approval to amend the subdivision plat for the Hardman Lehi Subdivision Plat B, located on the southwest corner of 2100 North and 3600 West. The amendment would subdivide one lot into six. This is to help build future commercial and retail buildings. High density residential and condos are not permitted to be constructed in the Commercial zone. All of the lots meet the zoning requirements of the Commercial zone. The site plan and building designs of each lot will be reviewed when the applicant submits a site plan application for each individual lot. This amendment is purely to subdivide the land, and no renderings or site plans have been included as part of this submittal.
Because these lots meet the requirements of the Commercial zone, the Planning Commission will have to approve the subdivision. And anything the property owner proposes that is allowed in the Commercial zone, can be built on the lots in the future. This subdivision is not changing what can be built on this lot in any way, it is just a way for the property owner to create new lots to sale or for taxing purposes.

In regards to the hardman plat there are some specific needs in this highly populated area. If subdivision of this area would preclude a grocery store with a pharmacy and a large parking lot that can be access overnight I would vote against subdivision. This area is in desperate need of a nearby place to get real, whole, fresh, foods and pharmaceuticals. If you live in or are familiar with this highly populated area you have personally felt these pain points.
Please consider the needs of local residents when zoning this area.

Hello! I have been living here for the last four years. I have seen a lot of change in this area by 2100. The growth and density at times have been absolutely aggravating. I don't feel the roads can handle anymore condos or townhomes. One of these days more fatal accidents will happen if something isn't done. I would hate for this change to happen just to create more residential or commercial family living.
I heard there is a possibility there may be a grocery store planning in this lot. The thing is Lehi is losing a lot of business and money to Saratoga Springs. A lot of us have to go that way to get groceries, go to the dentist or doctor, a pharmacy, restaurant or UPS store/post office etc. I don't just want a grocery store in this lot but I feel like we NEED a grocery store in this area. We also need a pharmacy and maybe a bank or post office/UPS store. More restaurants and fast food options would also be nice. Overall, I would prefer to have 1 lot with a grocery store or 6 with actual business options such as a pharmacy, fast food and a UPS store.
I'm not sure but I do know a lot of people feel the same way about the growing pains in this area. I hope you take this comment into consideration and think of what would be best for the community of what we need rather than just more housing for people. Thank you!
